This website is operated by Rosevine Management, LLC, trading as Rosevine Property Management (“we”, “us”, “our”). By using the site you agree to these terms. If you do not agree to them, please do not use the site.

What this site is

This is an informational website about our property management services. Nothing on it is an offer to lease a particular property, a guarantee that a property is available, or a promise of any particular result. Availability, pricing, and terms change, and the listing feed and application system are the authoritative source for what is actually available today.

Not legal, tax, or financial advice

Our pages about Virginia landlord-tenant law, deposits, notices, and the economics of renting are general information, written to help owners and residents ask better questions. They are not legal, tax, accounting, or investment advice, they are not a substitute for advice about your specific situation, and reading them does not create an attorney-client or any other professional relationship. Laws change and applications vary by locality. Consult a qualified professional before acting.

Acceptable use

You agree not to:

• Use the site for any unlawful purpose, or in breach of fair housing law
• Submit false information, impersonate anyone, or submit an enquiry or application on someone else's behalf without their authority
• Scrape, harvest, or systematically extract content, listings, or contact details, whether by automated means or otherwise
• Attempt to gain unauthorised access to the site, any portal reached from it, or any account that is not yours
• Interfere with the operation of the site, including by introducing malware or placing unreasonable load on it

Contacting us through this site

Sending us a message through the contact form does not create a management agreement, a tenancy, a lease, or any other contractual relationship. Those are created only by a signed written agreement. Do not send confidential or sensitive personal information through the contact form.

The contact form is not monitored around the clock and must never be used to report a maintenance emergency. A maintenance emergency goes to the emergency line, which is answered outside office hours.

Third-party services and links

The owner portal, the resident portal, maintenance intake, listing syndication, the rental application, and the hosted contact form are operated by third parties. When you follow a link into one of those systems you leave this site, and that vendor's own terms and privacy policy govern what happens there. We do not control those services and are not responsible for their content, availability, or practices. The same applies to any other site we link to.

Intellectual property

The content of this site — text, layout, photography, and the Rosevine name and marks — belongs to us or our licensors and is protected by copyright and trademark law. You may read, print, and share pages for your own non-commercial use. You may not republish, resell, or use our content or marks for your own commercial purposes without our written permission.

Accuracy and availability

We take care to keep this site accurate, but we do not warrant that it is complete, current, or error-free, and we may change or remove content at any time without notice. We do not warrant that the site will be uninterrupted or free of defects. The site is provided “as is” and “as available”, without warranties of any kind, whether express or implied, to the fullest extent the law allows.

Limitation of liability

To the fullest extent permitted by law, we are not liable for any indirect, incidental, consequential, or punitive loss arising out of your use of this site, including lost profits or lost opportunity, whether or not we were advised such loss was possible. Nothing in these terms limits any liability that cannot lawfully be limited.

This section governs your use of the website. It does not limit the obligations we owe you under a signed management agreement or lease, or any right you have under the Virginia Residential Landlord and Tenant Act.

We do not discriminate on the basis of race, colour, religion, national origin, sex, familial status, disability, elderliness, source of funds, sexual orientation, gender identity, military status, or any other class protected under applicable law.

Governing law

These terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-laws rules. Any dispute arising out of them or out of your use of this site is subject to the exclusive jurisdiction of the state and federal courts sitting in Virginia.

Changes to these terms

We may update these terms. When we do we will change the date at the top of this page, and the updated terms apply from the moment they are posted. Continuing to use the site after a change means you accept it.
